Landlords & property management
Five hot bedrooms is five tenancy complaints
Summer overheating is now a retention issue, a review issue and — as heat rules evolve — increasingly a compliance conversation. Coolhaven handles cooling across portfolios: one reservation, every property scoped.
Why landlords are moving on cooling
Three shifts making tenanted-property cooling a 2026 conversation, not a someday one.
Tenants now ask before signing
Post-2022, "how hot does it get in summer?" joined the viewing checklist. Top-floor and south-facing lets sit longer without an answer.
New-build overheating rules set the tone
Building Regulations Part O now forces overheating design in new homes. Expectations set there flow into what tenants consider reasonable everywhere.
Cooling is cheaper than churn
One void month costs more than a decent portable unit. A £400 cooler that renews a tenancy is the cheapest retention tool on the sheet.
Two sensible routes for rental stock
Portable fleets — the pragmatic default
- • No consent chains, no freeholder letters, no external units
- • Move between properties and tenants as needs change
- • Sized per room from your floor plans — we handle the maths
- • Multi-unit orders scoped with per-property delivery
Installed systems — the asset upgrade
- • Adds year-round value: efficient heating in winter, cooling in summer
- • F-Gas certified partners, surveys and paperwork handled properly
- • Freeholder/consent questions answered before money moves
- • Sensible for HMO communal areas and premium lets
Portfolio questions, answered straight
How does one reservation cover multiple properties?
Reserve once, tell us the property count in the form, and we scope per-property from there. The £10 covers the whole portfolio requirement and is credited toward your first order (or refunded, as always).
Can tenants deal with you directly?
If you prefer, yes — we can coordinate delivery slots with occupants directly once you've approved the order, keeping you out of the diary-juggling.
What about HMO licensing and safety?
Portable units are appliances, not alterations, so they sit outside licensing conditions in most cases — but electrical safety (PAT within your existing testing regime) applies like any appliance you provide. Installed systems are handled with full certification paperwork. This isn't legal advice; your licensing officer has the final word on local conditions.
Do you work with letting agents and block managers?
Yes — agents and property managers reserving on behalf of landlords are exactly who the portfolio flow is for. For blocks (communal areas, concierge-managed deliveries), mention it in the notes and we'll scope accordingly.
